TILE AND GROUT CLEANING PROCESS
Paneless’ cleaning process begins with applying an alkaline grout treatment. This treatment penetrates deep through the grout to reach the dirt that surface cleaning will not remove. Next, we allow the grout treatment dwell time and scrub the floors with counter rotating brushes. Then the truck mount uses pressure of 900psi and heated water at 230˚ to cleanse and sterilize. To conclude, powerful suction is used to extract all the grout treatment and dirt for maximum removal.
Occasionally there are specified areas usually around commodes, kitchens, or heavy foot traffic areas that will have stained grout lines. At an additional cost, our technician can acid treat to etch out the staining. The success rate is highly dependent on what the stain is, how long it has been there, and if it has been painted over.
The resulting appearance will be dependent on the type of floor we are working on. Ceramic and porcelain tile will have the same sheen as when installed assuming a topical coating had not been applied by someone else. Only grout lines will be sealed. Natural stone floors will also have the same appearance as originally installed when cleaned only and sealed. Sealers do not change the look of the stone or make it shiny. However, if a floor is honed and polished it can change the appearance to be dull, semi-gloss, or high-shine based on the customer’s preference.
SEALING BENEFITS
To conclude jobs, we recommend sealing freshly cleaned grout. However, if the floor consists of a natural stone surrounded by grout, we seal the stone and grout at the same time. As best practice, we do not apply a sealer or topical coating on regular porcelain or ceramic tile because it will eventually flake off sporadically. Sealing is beneficial because it prevents dirt from penetrating thus keeping spills from soaking in and staining. The sealer we recommend is breathable, but waterproof, which allows moisture to evaporate.
